A verbal estimate is not a price. It’s a starting point for a conversation that usually ends with the contractor asking for more money mid-project. If a contractor won’t give you a written, line-item price before any work begins, that’s the clearest possible signal to keep looking. The written price isn’t just paperwork – it’s the only thing that protects you when a dispute comes up later.

The Contractor Isn’t Actually Running the Job

Some general contractors are project managers who subcontract every trade to whoever’s available that week. That’s not always a problem, but it becomes one when the subs aren’t vetted, supervised, or accountable to the same quality standard. Ask directly: who will be on my job site daily, and are they your employees or subcontractors? A contractor who can’t answer that clearly is one who doesn’t actually know.

The Bid Is Suspiciously Low

A bid that’s 30 to 40 percent below every other quote isn’t a deal – it’s a flag. Low bids usually mean the contractor is planning to make up the difference with change orders once demolition starts and you’re too far in to walk away. Real materials cost real money. If someone is promising the same kitchen or bathroom at a fraction of what others quoted, something is being left out of that number.

No Clear Accountability After the Job Closes

A lot of contractors are responsive until the final check clears, and then impossible to reach. Before you hire anyone, ask specifically: what happens if something fails six months from now? If the answer is vague, or if there’s nothing in writing, you’re the only one taking on risk. A contractor who stands behind their work puts it in writing, with a real time frame attached.

What to Do Right Now

  • Get at least three written quotes, not verbal ones. Line items matter. You need to be able to compare materials, labor, and scope side by side – not just a single total number from each contractor.
  • Ask for the warranty in writing before you sign anything. “We guarantee our work” is meaningless without a duration, a scope, and a process for making a claim. Ask what’s covered, for how long, and what the process is if something goes wrong.
  • Verify they pull their own permits. In most jurisdictions, the person pulling the permit is legally responsible for the work meeting code. If a contractor asks you to pull the permit yourself, that’s a liability transfer you don’t want.
  • Ask who will physically be on your job site. Background-checked, uniformed crew members are the standard you should expect. If you don’t know who’s walking into your home before they arrive, that’s a problem worth solving before work starts.
  • Check for a real process, not just a phone number. How do you get updates? How do you reach someone if there’s a problem? A contractor without a clear communication process is one you’ll spend weeks chasing mid-project.
