Toto Construction in Glendale, CA | Sawyer Remodeling
We’re Sawyer Remodeling, an independent Glendale remodeling crew that knows Toto fixtures from rough-in to trim-out. We install, retrofit, and service Toto Washlets, Drakes, Ultramax IIs, and Aquias across Glendale every week, and we handle the construction work that goes with them: subfloor repair, drain realignment, GFCI circuits, tile, and Bathroom Remodeling in Glendale. The thing that makes our Toto work different here is simple: Glendale’s older homes have rough-ins and drains that predate modern Toto engineering by decades, and we know how to close that gap without guessing. Call (254) 272-5876 for a free estimate on your Toto project.
Why Glendale Residents Choose Us for Toto Service

We’re not manufacturer-authorized, and we’re upfront about that. What we are is a Glendale General Contractor crew that has installed and repaired Toto equipment in hundreds of area homes, from 1920s Spanish-style bungalows near Brand Park to 1950s ranch houses up in the Verdugo Woodlands. Toto makes excellent fixtures, but their performance depends heavily on proper rough-in dimensions, correct water pressure, and clean electrical work for the Washlet line. We know the Toto catalog well enough to spec the right model for your bathroom’s existing plumbing, and we understand that a Drake in a 1948 house on Kenneth Road behaves differently than a new-build Aquia in a downtown Glendale condo.
Luca Romano, our owner, grew up in Silver Lake and trained at LA Trade-Tech, where he learned framing, finish carpentry, and how to read plans without guessing. He’s been swinging tools in LA for over two decades, and the work he’s known for is the kind that holds up: clean tile layouts, tight trim, bathrooms that don’t look dated in five years. You’ll see his imprint in every Toto install we do, because a toilet that rocks or a Washlet with a stressed mounting plate tells you immediately whether the person who installed it actually cared about the finished product. We do.

Common Toto Construction Problems We Solve in Glendale
- Washlet failures from Glendale’s hard, mineral-heavy water. Scale buildup seizes the self-cleaning wand and clogs the heated-water heater on Toto Washlets, and we see it most often in the hillside neighborhoods where the city’s water supply runs through older mains. When the wand won’t retract or the water runs cold, the fix is usually descaling the internal lines and checking the pump for mineral damage. Sometimes the board has taken a slow death from repeated short-cycling and needs an OEM replacement.
- Toto Drake fill valves leaking and ghost-flushing in older Glendale homes. Fluctuating municipal water pressure in the flatlands around Adams Square and Pacific-Edison stresses fill valves over time, and a Drakes with a worn diaphragm will refill itself at random intervals. That’s the ghost-flush sound you hear at 3 a.m. We swap in OEM Toto fill valves because the aftermarket copies don’t hold the tolerance Toto’s gravity-flush system needs, and a valve that’s slightly off spec turns a quiet flush into a loud, unreliable one.
- Tank-to-bowl gaskets and wax rings degrading on slab foundations. Glendale sits in seismic country, and minor ground movement plus post-tension cable penetrations in slab-built homes create subtle shifts that crack wax rings and stress the tank-to-bowl seal. That’s when you get water seeping at the base or the tank sweating onto the floor. We replace with Toto OEM gaskets and set the bowl carefully so the fixture isn’t fighting the floor’s movement.
- Washlet seat hinges and mounting plates cracking from improper electrical setups. A lot of Glendale bathrooms lack a dedicated GFCI outlet near the toilet, so homeowners run extension cords to a hallway outlet or a vanity plug. That cord gets snagged, the seat gets torqued, and the plastic mounting plate or hinge cracks. We see it constantly, and the fix is twofold: repair or replace the seat assembly, and run a proper GFCI circuit so the seat sits on a stable, code-compliant supply. No extension cords, no stress on the hardware.
- Modern Toto fixtures fighting turn-of-the-century drain plumbing. In the pre-1970 parts of Glendale like Rossmoyne and Verdugo Woodlands, original cast-iron drains and 12-inch rough-ins often don’t match the tolerances a modern Toto Drake or Primax system expects. The toilet goes in, but the waste line is out of slope or the flange is corroded, and you’re dealing with slow flushes or backups within months. We open the floor, correct the drain arm slope, set a new flange, and then set the fixture. The Toto works because the plumbing underneath it finally works.
Toto Service in Glendale: What Local Conditions Mean for Your Equipment
Here’s what actually separates Toto work in Glendale from Toto work anywhere else: the city’s pre-1970s housing stock means an enormous share of bathrooms still have 1.6-gpf toilets sitting on 12-inch rough-ins tied to original cast-iron drains. That’s not a problem you just muscle through. When we pull an old fixture in a Verdugo Woodlands ranch or a Rossmoyne Spanish, we’re routinely looking at a flange that’s drifted, a drain arm that’s lost its slope after 60 years of settling, and a vent stack that was never adequate to begin with. Swapping in a modern Toto Drake or adding a Washlet system often requires opening the floor or wall to correct the drain arm slope and venting before the new fixture can even be set. If you skip that step in Glendale, you’re putting a precision-engineered Toto on top of plumbing that can’t keep up, and the callbacks start within a year. We do the plumbing corrections as part of the install because that’s the only way the fixture performs the way Toto designed it to. Good work doesn’t need a sales pitch, it just needs to be done right.
Toto Models & Products We Service in Glendale
We work on the full Toto lineup you’re likely to have in a Glendale home: the Washlet series (S500e, S550e, C5, C100, K300), the Drake line (CST744, CST776, Eco Drake), the Ultramax II (MS604114CEFG), and the Aquia (MS442124CEFG). For repairs, we use OEM Toto fill valves, flappers, and Washlet control boards because aftermarket parts rarely hit the precise tolerances Toto’s gravity-flush and electronic bidet systems require. We keep common OEM parts stocked for fast Glendale turnaround: fill valves, flappers, mounting plates, and supply hoses are on our trucks most days. When a Washlet’s heater, pump, or board fails, we walk you through the repair-or-replace math honestly: repairs usually make sense on units under five years old, while replacing an older unit with a current Toto model is often the more reliable and better-value move. If you’re planning a full Toto remodel, our broader work spans Toto sales & service, including tub-to-shower conversions and walk-in shower builds where the fixture coordination has to be right the first time. For projects beyond Toto fixtures, our Glendale service area page lays out the neighborhoods we cover and the trade work we handle.

AfterToto Service Pricing in Glendale

Here’s what Toto-related construction work typically runs in the Glendale market. These are real ranges, not teaser numbers:
| Service | Price Range |
|---|---|
| Bathroom Remodel (includes Toto toilet replacement and fixture upgrades) | $9,000 – $28,000 |
| Walk-In Shower Installation (with Toto fixture coordination) | $4,500 – $12,000 |
| Bathroom Vanity Installation (Toto-compatible plumbing rough-in) | $800 – $3,000 |
| Tub-to-Shower Conversion (drain and supply adjustments for Toto fixtures) | $3,500 – $10,000 |
What drives the cost in Glendale is the age of the house. A slam-in replacement on a newer slab with a clean 12-inch rough-in is the low end. A pre-1970 bathroom where we’re correcting drain slope, replacing a cast-iron flange, or running a new GFCI circuit lands at the higher end. Every estimate is written and line-itemed before any work starts, and the price you approve is the price on the invoice. Call (254) 272-5876 for a free estimate and we’ll walk the job with you, Toto specs in hand.

FAQs – Toto Construction in Glendale
Yes, but you’ll need a dedicated GFCI circuit run to the toilet location, which is work we do as a standard part of Washlet installs in Glendale. Toto Washlets require their own grounded, GFCI-protected outlet, and tying into the sink’s circuit or running an extension cord is a code violation and a real hazard in a wet room. We handle the electrical rough-in, add the outlet where code requires it, and then install the Washlet so the seat assembly isn’t torqued by a snagged cord. Call (254) 272-5876 for an exact quote on the circuit and the Washlet install.
Usually the fill valve, especially in Glendale where hard water deposits scale the diaphragm and prevent a full shutoff. A worn flapper causes water to trickle from the tank into the bowl, but if the toilet periodically refills with no one flushing, the fill valve is trying to compensate for water it’s losing either from the flapper or from its own failed seal. We test both and replace with OEM Toto parts, because aftermarket flappers and fill valves frequently fall out of tolerance and you end up with the same running toilet in six months. Call (254) 272-5876 and we’ll diagnose it on-site.
Sometimes, and in Glendale’s pre-1970 stock it happens more often than in newer construction. If the existing flange is cracked, corroded, or sitting below the finish floor height, or if the waste line’s slope has flattened over decades of settling, we open the floor to fix it before setting the new Toto bowl. But we won’t know that until we pull the old toilet and inspect what’s underneath. We’ll tell you what we find, with photos, before we cut anything. Call (254) 272-5876 to schedule the inspection.
You can keep it if it’s in solid shape: no cracks in the tank or bowl, no fill valve flutter, and no ghost-flushing even after you replace the flapper. The Ultramax II is a well-built fixture and it usually survives a remodel fine as long as we protect it during tile and drywall work. But if it’s over ten years old and already showing scale damage or valve wear, replacing it with a new Ultramax II or an Aquia during the remodel is cheaper than tearing out tile later to swap it. Call (254) 272-5876 for a straight answer on your specific unit.
No, and neither should anyone else. Toto Washlets are not rated for direct water exposure, and placing one in a shower or wet room is a shock hazard and a fast way to destroy the seat’s electronics and control board. A Washlet belongs outside the wet zone, on a standard toilet in a dry area of the bathroom. If you’re planning a wet-room bathroom in Glendale and want Toto quality, we’ll spec a standard Toto bowl and Washlet on a dry wall outside the shower envelope, with dedicated GFCI power. Call (254) 272-5876 and we’ll talk through the layout before you commit to tile.
