  • Vinyl frame warping and sealant failure from inland heat. El Cajon and Santee get brutally hot in summer. ES Windows 7000 Series vinyl frames expand and contract with the heat, and the sealant around the perimeter eventually cracks or pulls away. That’s when water starts seeping in around the glass edge. We remove the old sealant, reset the glazing, and re-caulk the frame with a UV-stable sealant rated for high thermal movement.
  • Fogged insulated glass from thermal cycling. San Diego’s temperature swings, warm days followed by cool coastal nights, stress the edge seals on ES Windows 2000 Series double-pane units. When a seal lets go, moisture gets inside the IGU and you get permanent fog between the panes. We source replacement IGUs matched to the original frame dimensions and reseal them properly.
  • Water intrusion around 3500 Series sliding doors. A lot of San Diego homes built before current code standards have sliding glass doors with no sill pan and minimal flashing. During Santa Ana wind-driven rain, water blows right up against the threshold and finds its way under. We pull the door, install a proper sill pan, reflash the opening, and reset the unit. That fixes the leak for good.
  • Misaligned tracks and worn rollers on sliders. The 3500 Series sliders pick up grit from the yard, beach sand, and general foot traffic. Rollers wear unevenly, and the door starts dragging or jumping off track. We clean the track, replace the rollers with OEM ES Windows parts when available, and adjust the alignment so the panel slides with one hand.
