Common Mr-Glass Construction Problems We Solve in Los Angeles

Here’s what we actually see when we walk into a Los Angeles bathroom with a Mr-Glass system:

  • Hard-water scale and mineral etching on glass panels. Los Angeles tap water is notably hard, and unsealed frameless enclosures go cloudy within a couple of seasons. Once etching sets in past polishing range, the honest call is usually glass replacement, not another coat of sealant.
  • Pivot and hinge hardware corrosion. Mr-Glass kits installed on an unlevel curb or shallow overlap develop sagging doors that scrape the jamb within the first year. The hinge binds, the door drops, and the glass starts catching.
  • Curb and sill failure beneath the enclosure. Cracked grout, wicking, and efflorescence at the base show up as rust streaks under the aluminum track. Water got behind the curb, and the damage is happening underneath, not on top.
  • Leaks at the sliding-door overlap and header sweep. When Santa Ana-driven dry spells shift wall framing, the panel gap opens up and the overlap no longer seals. Los Angeles sees this more than most cities because the humidity swing between summer monsoonal moisture and October winds is severe.
  • Glass installed over an ungraded or flat pan. If the pan doesn’t slope correctly toward the drain, water pools at the Mr-Glass track and the silicone fails early. We see this constantly in DIY or rushed flips.

Mr-Glass Service in Los Angeles: What Local Conditions Mean for Your Equipment

Los Angeles code enforces dynamic water-pressure testing and curbed-shower requirements at final inspection for tub-to-shower conversions. This is the part generic Mr-Glass pages skip. A Mr-Glass panel has to be plumbed to drain into a graded pan before the glass goes in, not slid onto the existing tub deck and siliconed. In neighborhoods like Silver Lake, where the housing stock dates to the 1920s and 1930s, those old tub decks were never level and were certainly never designed to hold a frameless glass system. Off Micheltorena Street, we pulled an original Mr-Glass frameless kit whose glass was etched by LA’s hard water and whose pivot door had dropped onto a 1/4-inch paper-thin curb. We reset the pan with a sloped mortar bed, set new 3/8-inch Mr-Glass panels, and swapped the OEM pivots for adjustable aftermarket hinges. The enclosure clears every swing now, and it passes inspection because the pan drains correctly first. That order of operations, pan before glass, is non-negotiable in Los Angeles.
