If you’re planning a home addition or ADU in Los Angeles and you want Kohler fixtures and finishes throughout, an installed project typically runs $53,100 to $153,400, depending on square footage, foundation work, and finish level. We’re Sawyer Remodeling, and we’ve been building additions and ADUs across LA since 2005, with Kohler as a core fixture partner. When we’re quoting an ADU kitchen or a primary bath addition, we’re ordering Kohler faucets, shower systems, and bath hardware directly from our supplier, same as we do for KraftMaid cabinetry and Cambria or Silestone countertops.

Which Kohler Models This Applies To

When you’re planning a home addition or ADU, the Kohler conversation usually starts with fixtures rather than a single model number. The most common lines we install in Los Angeles ADUs and additions are the Kohler Purist, Malleco, and Devonshire series for kitchens and baths, plus Kohler Highline toilets for rental units where durability matters more than curb appeal. The key compatibility check is valve type: Kohler uses the Rite-Temp pressure-balancing valve across most of their current shower systems, which means the trim kit has to match the valve body behind the wall. If you’re doing a rough-in for an ADU bathroom, you need the Rite-Temp valve body (K-8304 is the most common) before tile goes up. On the OEM vs aftermarket question: for Kohler cartridges and valve parts, we only use OEM. Aftermarket Kohler-compatible cartridges exist, but we’ve pulled too many of them out of walls in LA hard-water areas to trust them. For trim, handles, and showerheads, reputable third-party finishes can work, but the spec callout needs to be exact or you end up with a gap at the escutcheon.

One thing that catches a lot of Los Angeles homeowners: Kohler finishes are not universal across their own lines. A “vibrant brushed nickel” on a Purist faucet is not the same finish code as “brushed nickel” on a Devonshire. If you’re mixing series in one bathroom, order all your finish samples in the same month so the plating batches match. We learned that the hard way on a Silver Lake ADU where the tub spout and the sink faucet looked two shades apart under warm lighting.

Identifying What You Need

  • Look at the valve body behind the shower trim, not the handle. The part number is printed on the plastic body.
  • Measure the spread on your sink faucet: 4-inch centerset, 8-inch widespread, or single-hole. Guessing this wrong means holes in the countertop.
  • Check the supply line thread. Kohler uses 3/8-inch compression on nearly everything current, but some older LA homes have been retrofitted with mismatched adapters.

Signs Your Kohler Home Additions & ADU Is Failing

By the time you’re pricing an addition or ADU, the “failure” is usually the existing space, not the Kohler fixture itself. But here’s what we see in Los Angeles homes where the current setup isn’t working, and what it tells us about the build ahead:

  • Shower handle spins past the stop or water temperature drifts hot-cold. The Rite-Temp pressure-balancing cartridge is worn or clogged with hard-water scale. It’s the most common Kohler failure we see across LA, especially in the Valley and south of the 10 where water mineral content runs high.
  • Faucet drips from the base of the spout even when handles are tight. The ceramic disc cartridge is finished. Kohler’s ceramic discs last 10 to 15 years in LA municipal water, but they don’t tolerate sediment well. A pinhole drip usually means the cartridge seals are scored.
  • Finish is flaking or pitting on the trim. This is almost always a water-quality issue interacting with the PVD finish. Once the plating is compromised, no cleaner brings it back. It’s a replace-the-trim situation, not a repair.
  • Toilet runs intermittently or the fill valve chatters. The Kohler canister flush valve and the fill valve are the wear points. Hard water calcifies the canister seal, and the toilet starts short-cycling. A new seal kit usually fixes it, but in a rental ADU we often swap the whole tank kit so the tenant stops texting you at 10 p.m.
  • Water pressure in the shower is suddenly weak. If the rest of the house is fine, the diverter valve inside the tub spout or the shower arm flow restrictor is clogged. In hillside areas of Los Angeles where pressure fluctuates with the elevation, this one shows up more often than flatland homes.

What drives the spread in Los Angeles is mostly site conditions: foundation type (post-and-beam hillside versus slab-on-grade in the Valley), whether we need to run new sewer line, and how far the electrical panel is from the new structure. Design-build firms will often quote you a number with allowances buried in the back pages. We don’t do that. DIY or Call Us?

Some of this you can check yourself. A dripping Kohler faucet with a ceramic disc cartridge is a cartridge swap, but only if you know the exact model and have the right tool. Kohler’s ceramic cartridges are directional, meaning some are cold-side-only and hot-side-only, so ordering the wrong one means the handle spins backward and you’re back to the plumbing supply house. The bigger risk on an addition or ADU is the rough-in: shower valves buried in the wall, drain lines under slab, and the waterproofing that keeps a second-story bathroom from leaking into the kitchen below. In Los Angeles, you’re also pulling permits for any ADU with plumbing, and the inspector has no patience for homeowner plumbing that doesn’t meet 2025 LADBS code. That’s not a scare tactic, it’s just reality. One bad shower valve joint buried behind tile in an ADU means pulling tile, replacing drywall, and eating a week of rent you can’t collect.
