CWS Roofing: The Los Angeles Owner’s Guide

CWS roofing replacement in Los Angeles typically runs $470 to $2,125 for repairs and $9,440 to $23,600 for a full roof replacement, depending on the roof’s size, pitch, and what failed. We stock CWS-compatible materials on our trucks and can usually get eyes on your roof the same day you call. Most homeowners discover a problem the hard way: a water stain on the ceiling after a rain, granules piling up in the gutter, or a shingle flapping after a Santa Ana wind event.

We’re an independent Los Angeles contractor, not affiliated with CWS, but we work with their roofing systems regularly. If you’ve got a CWS roof with a failing part, here’s what you need to know to get it fixed without guessing.

Which CWS Models This Applies To

CWS roofing systems in Los Angeles fall into a few categories: asphalt shingle roofs, tile roofs, and flat or low-slope membrane roofs. The part you need depends entirely on which system you have. Shingle roofs use standard 3-tab or architectural shingles, most commonly in the 12-inch by 36-inch format with a 5-inch exposure. Tile roofs, which are everywhere in Los Angeles from the Valley to the Westside, use either clay or concrete tiles that interlock, and the underlayment beneath them is what usually fails first, not the tile itself.

To identify what you need, check for a manufacturer’s stamp on the underside of a loose shingle or the edge of the roof deck. CWS installations often use a specific underlayment spec, and matching that matters more than the visible surface layer. For OEM parts versus quality aftermarket equivalents: the aftermarket options from GAF, CertainTeed, and Owens Corning frequently match or exceed OEM specs at 20 to 30 percent less. We carry all three on the truck. The gotcha with CWS tile roofs specifically is the batten spacing, tile profiles vary by series, and grabbing a tile that looks close but doesn’t interlock correctly will leak within one rainy season.

Signs Your CWS Roofing Is Failing

  • Ceiling stains or damp drywall. Water is getting through the roof membrane or underlayment and traveling before it shows up inside. By the time you see the stain, the leak has usually been active for weeks. The entry point is rarely directly above the stain.
  • Granules in the gutters or at downspout bases. Asphalt shingles shed granules as they age, and in Los Angeles the UV exposure accelerates this. A steady accumulation means the shingles have lost their protective layer and are nearing the end of their life.
  • Curled, cracked, or missing shingles. Santa Ana winds and temperature swings between day and night cause shingles to expand, contract, and eventually lift. A few missing shingles after a wind event is a repair job. Widespread curling is a replacement signal.
  • Sagging or soft spots on the roof deck. Moisture has been sitting on the plywood or OSB underneath the roofing material long enough to compromise it. This is a structural issue, not a surface issue, and it moves the job from a repair into a deck replacement.
  • Daylight visible from the attic. Get up there on a bright day and look for pinholes of light coming through the roof boards. If you can see light, water can get in. This is the cheapest and fastest DIY inspection you can do, and it catches problems before they reach the ceiling.

Replacement Cost & What’s Included

A remodeled primary suite with built-in wardrobes and a window seat

In Los Angeles, CWS roof repair runs $470 to $2,125 depending on scope, a small shingle patch or flashing fix is at the low end, while a larger section with underlayment replacement climbs higher. Full CWS roof replacement lands between $9,440 and $23,600, driven by roof size, pitch, tile versus shingle, and whether the deck needs work once we peel back the old material.

Every quote we give includes the parts, labor, tear-off and haul-away if applicable, and a written price before any work starts. That price doesn’t change at the door. The work itself is covered by our 365-Day Done Right Promise: if it’s not done right, we make it right, in writing, on every project. If a repair fails within that window, the second visit is free. No argument, no chasing.

Roofing Cost Ranges in Los Angeles

  • Roof repair: $470 – $2,125
  • Roof replacement: $9,440 – $23,600
  • Metal roof installation: $17,700 – $47,200
  • Tile roof repair: $710 – $2,950

These are installed ranges, not parts-only prices. The parts themselves are only a fraction of the job, and anyone quoting you parts-only for a roofing repair is leaving out the labor, disposal, and the warranty behind the work.

DIY or Call Us?

Here’s the honest split: you can safely check your attic for daylight, clean your gutters, and visually inspect shingles from the ground with a pair of binoculars. That’s it. Roof work on a pitched Los Angeles roof, especially a two-story, is genuinely dangerous. Falls from roof height are among the most common and most severe job-site injuries every year, and a tile roof adds the risk of the tiles themselves shifting underfoot.

The other thing that goes wrong with DIY is the fix that looks right but isn’t. A mismatched underlayment, a shingle nailed in the wrong nailing strip, a tile that doesn’t interlock: these fail silently until the next rain. By then you’ve got deck damage and a bigger bill. If you’re not sure what you’re looking at, call us at (254) 272-5876. We’ll come out, tell you exactly what’s wrong, and give you a written price. If it’s a simple fix, you’ll know. If it’s not, you’ll know that too.
