  • Hollow-sounding floor tile. When the bonding layer between your Sakrete underlayment and the tile above it lets go, you hear that hollow “tock” when you knock. The fix requires pulling tile and re-bonding, not just re-grouting.
  • Countertop overhang cracking at a straight line. This is the classic sign that Sakrete Sand Mix was floated too thin over a substrate that flexes. Straight cracks mean structural movement; spiderweb cracks mean cure failure. Both eventually spread.
  • Cracks running along plywood seams in the floor. If your tile or leveling compound shows a crack that follows a straight line every four feet, that’s a skipped bonding agent or inadequate mesh. We see this often in Los Angeles kitchens built between 2005 and 2015 during the condo boom.
  • Grout popping out in high-traffic zones. Grout that keeps ejecting from the joints usually means the substrate below is moving. Re-grouting without addressing the Sakrete layer underneath is a waste of money, it’ll come back out within a year.
  • Efflorescence, the white chalky residue, on lower cabinets or toe kicks. Moisture pushing through an improperly cured Sakrete bed pulls minerals to the surface. In LA’s older homes, particularly in neighborhoods with higher water tables near the LA River corridor, this shows up as a white film and means your underlayment is wicking moisture.
