- Pavers have shifted or sunk in one corner of the patio or walkway. This is almost always a base failure, not a paver failure. The decomposed granite or Class 2 road base underneath washed out or was never compacted properly. Los Angeles gets concentrated rainfall in winter and dry heat all summer; the ground swells and shrinks with the seasons. Once the base is uneven, the pavers above it telegraph every void.
- Weed growth between pavers within the first two years. Polymeric sand was either skipped or applied incorrectly. We see this constantly on additions built in a hurry. Proper polymeric sand locks the joints, and when it fails, you’re pulling weeds every spring. It’s a sign the original installer cut a corner.
- A retaining wall is leaning or bulging outward near the addition’s foundation line. In LA, retaining walls around hill-built additions carry a real load. When they lean, the drainage behind the wall has failed and hydrostatic pressure is pushing it out. This is a structural issue, not a cosmetic one. A leaning Belgard wall near your home’s foundation should be looked at within weeks, not seasons.
- Efflorescence, the white chalky film, keeps coming back on pavers or wall caps. It’s moisture-driven. Water is moving through the block and pulling minerals to the surface. In Los Angeles, that usually means irrigation overspray or poor drainage, not a manufacturing defect. We address the water source first, then treat the surface.
- Edge restraint is showing through or broken along the paver border. When the plastic or metal edging fails, the whole surface starts to creep outward. You’ll see widening gaps at the edge of a paver patio or driveway. Left alone, it spreads inward and destabilizes the whole field.
