Boxabl Bathroom Remodeling: The Los Angeles Owner’s Guide

Boxabl bathroom remodeling in Los Angeles typically runs $10,620 to $33,040 installed, depending on fixtures, waterproofing scope, and whether you’re refreshing finishes or gutting to the frame. We stock Boxabl-compatible bathroom components and can match most parts the same week. Most Boxabl owners don’t call us because the bathroom looks tired. They call because a shower pan flexed, a wall panel seam opened, or the factory caulk failed around the tub surround, and suddenly water is finding its way where it shouldn’t. That’s the moment this stops being a cosmetic conversation and becomes a structural one.

Here’s what’s true about Boxabl bathrooms: the prefab concept is smart and the fold-up engineering works, but the wet areas live under constant stress in a way the rest of the unit doesn’t. LA’s temperature swings, hard water, and the slight settling that happens after a Boxabl is placed and unfolded all work against factory seals. We’ve been remodeling bathrooms across Los Angeles for nearly two decades, and the Boxabl-specific issues are predictable once you know where to look. This page tells you exactly that.

Which Boxabl Models This Applies To

A walk-in shower with large-format tile and a built-in niche

We work on all Boxabl units currently in the Los Angeles market: the Casita and accessory dwelling unit configurations, plus any Boxabl that’s been customized with a second bathroom or a wet-bath layout. The factory bathroom footprint is compact, usually 5′ x 8′ or smaller, which means standard big-box vanity and shower dimensions rarely drop in without modification. We measure to the actual wall-to-wall clearances, not the spec sheet, because after a Boxabl is set and re-leveled, those numbers can shift a quarter inch and that quarter inch decides whether a 48-inch vanity fits or not.

When it comes to replacement parts, the honest truth is this: Boxabl doesn’t run a massive factory parts catalog the way a Toyota dealer does. The shower pan, wall panels, and fixtures are sourced from common RV and modular housing suppliers, which means we can usually match OEM-equivalent parts or upgrade to better ones without the factory markup. Wall panels, for example, are typically a vinyl-coated composite with a specific seam profile. We’ve matched those seams with aftermarket panels that hold up better against LA’s water chemistry, which is hard on cheap caulk and cheap panel coatings alike. If you have the original unit paperwork, great. If not, we can identify what’s in there by the seam profile and drain placement.

Sawyer Remodeling is an independent general contractor and not affiliated with Boxabl. That means we work for you, not the factory warranty line.

Signs Your Boxabl Bathroom Remodeling Is Failing

  • Soft spots in the floor around the toilet or shower base. This usually means water has been sitting under the vinyl flooring and wicking into the subfloor. In a Boxabl, that subfloor sandwich is part of the structural chassis, so a soft bathroom floor is never just a flooring problem.
  • Caulk that keeps cracking or peeling at the tub surround or wall panel seams. Factory caulk doesn’t fail this early. When it does, it’s almost always because the unit flexes more than the caulk can tolerate, and the right fix is a flexible sealant plus a mechanical seam treatment, not another bead of silicone.
  • Wall panels that bow or delaminate near the showerhead. Steam penetration behind the panel coating causes the vinyl to separate from its backing. Once that starts, the panel is done and the question is whether the framing behind it is still dry.
  • A shower pan that flexes when you stand in it. Some flex is normal in lightweight prefab pans, but if it creaks or you can feel it sink, the support underneath has gotten wet or the pan’s mounting points are stressed. Ignoring it means a cracked pan and water into the floor cavity.
  • Musty smell that comes back a day after cleaning. That’s trapped moisture inside a wall cavity or under the pan. It won’t dry out on its own in an ADU with limited ventilation, and in Los Angeles humidity that trapped moisture becomes mold quickly.

Replacement Cost & What’s Included

A remodeled hall bathroom with subway tile and a floating vanity

In Los Angeles, a Boxabl bathroom remodel lands between $10,620 and $33,040 installed. The spread comes down to three things: how much waterproofing needs to be redone, what fixture tier you choose, and whether we’re working around existing plumbing or moving it. A straightforward refresh of a failing shower pan, wall panels, and vanity with name-brand replacements from Kohler or Moen usually sits near the bottom of that range. A full gut to the chassis with new tile, a Schluter waterproofing system (that’s the orange membrane that keeps water from ever touching wood), custom cabinetry, and premium surfaces from Cambria or Caesarstone climbs toward the top.

Every quote we write is a line-item price delivered before work starts. You’ll know exactly what the parts cost, what labor costs, and what the waste-haul charge is. No lump-sum mystery number. The work carries our 365-Day Done Right Promise in writing: if it’s not done right, we make it right. And every Boxabl bathroom remodel includes a written guarantee on the repair itself.

DIY or Call Us?

Some things are genuinely DIYable in a Boxabl bathroom without us. Replacing a showerhead, swapping a faucet, recaulking the trim, tightening a loose towel bar, replacing a toilet seat. If it’s a surface-level item that doesn’t touch waterproofing or structure, go for it.

What’s not DIYable is anything that opens the “wet envelope” of the bathroom. Cutting into a wall panel to inspect for water damage, removing a shower pan, re-sealing panel seams against a flexing chassis, or replacing subfloor in a unit where the floor is structural. That work requires knowing what’s behind the surface, and getting it wrong in a Boxabl means water damage that travels through the floor system before you ever see it. It’s not about protecting our job. It’s that we’ve seen the aftermath of a homeowner who peeled back a wall panel, found wet framing, and then had to live with an open wall for six weeks because the repair was more involved than the original problem.

If you’re not sure which side of that line you’re on, call us at (254) 272-5876. We’ll tell you straight whether it’s worth having us come out, and the estimate is free.
