If the panel fails, the fix is panel-level, not patch-level.
To identify your panel version, look for the manufacturer label on the underside of the roof cassette inside your unit, usually near the corner closest to the door. Early production units used a light-gauge steel with a mechanically fastened membrane seam. Newer units moved to a thicker gauge and a heat-welded membrane lap. That difference matters: a heat-welded seam can often be re-welded by a tech with the right tooling, while an older mechanical seam usually needs a clamp bar retrofit or a panel swap. OEM panels are available through Boxabl’s parts channel, but lead times have been inconsistent. We keep aftermarket steel panels in stock that match the load spec and thermal profile, and we will tell you plainly when OEM is the smarter choice. It depends on your serial number and whether the panel carries any structural load beyond itself, which on most Casita models it does not.

Signs Your Boxabl Roofing Is Failing
- Water staining at the ceiling-to-wall joint. The most common failure we see in Los Angeles units is capillary wicking at the edge termination, where the roof membrane meets the wall cassette. Even a two-millimeter gap will pull water in during a wind-driven rain.
- Visible seam lift or curling at the panel lap. The membrane’s factory lap can dry and release after five to seven years of direct sun exposure on a south-facing pitch. Once the lap curls, air gets under it and every wind event makes the tear worse.
- Metal ticking or popping when the sun comes out. Some thermal expansion is normal in a steel panel roof. But a rhythmic, loud tick that follows the sun line across the roof usually means a fastener has sheared or a weld point has fractured. It is the panel telling you something is moving that should not be.
- Rust blooming around roof penetrations. Vents, conduits, and the HVAC penetration are the weakest points on any Boxabl roof. If you see orange staining radiating from a boot or flashing ring, the protective coating has failed and the steel underneath is actively corroding. In coastal-adjacent Los Angeles neighborhoods like Playa del Rey or San Pedro, salt air speeds this up measurably.
- Membrane alligatoring or chalkiness. Run your hand over the roof surface when it’s dry. If it leaves a chalky residue on your palm or looks like dried mud flat under a magnifier, the UV inhibitors in the TPO are spent. That membrane will start cracking within a season, and the cracks will channel water straight into the panel core.

That is about where the safe list ends.
What you should not do is get onto a Boxabl roof with a caulk gun and try to seal a seam from above. The panel was not designed to carry a walking load in the middle of the span, and a fall through a compromised panel onto a concrete pad is a life-changing injury, not a weekend project. Re-welding a TPO seam requires a hot-air welder running at 600 plus degrees and the training to know what a proper weld bead looks like.
