CGI Roofing: The Los Angeles Owner’s Guide

If you have a CGI roof in Los Angeles and a part has failed or is wearing out, we stock and install CGI-compatible roofing components, with most replacements running $470 to $2,125 installed and typically completed the same week you call. Most Los Angeles homeowners discover a problem the hard way: a leak shows up on the ceiling after an atmospheric river, a windstorm tears a panel loose near the ridge, or a neighbor points out rust streaking down the slope. You want the right part matched to your specific CGI series, priced before work starts, and installed by someone who won’t leave you chasing a callback.

We’ve been doing this work across Los Angeles since 2005, and Luca Romano, our owner, still walks more than half of our roof inspections himself. One thing we’ve learned: CGI parts are not interchangeable across every series they’ve produced, and guessing costs you time and money. Let’s get it right the first time.

Which CGI Models This Applies To

CGI has produced several distinct residential roofing lines over the years, and we regularly handle parts for their standing seam, stone-coated steel, and barrel tile profiles. The most common in Los Angeles are the stone-coated metal systems (often branded under names like Ironwood or similar regional lines) and standing seam panels in 12-inch, 16-inch, and 18-inch widths. The compatibility gotcha: CGI changed their clip and fastener specifications between production runs, so a panel from a 2012 install may not seat properly on clips manufactured in 2020 without an adapter or a retrofitted batten. We verify measurements from the underside of an exposed panel end or from your original order paperwork before we ever order a part.

Sawyer Remodeling is an independent Los Angeles general contractor, not a CGI dealership. That matters to you because we can source both OEM CGI parts and quality aftermarket equivalents and tell you honestly which one belongs on your roof. For stone-coated steel, aftermarket touch-up coating and replacement flashing often perform as well as OEM, and we’ll say so. For structural clips, seam caps, and ridge components, we recommend OEM every time: those tolerances affect wind uplift ratings, and in Los Angeles’s Santa Ana wind corridors, a third-party clip that’s slightly off can whistle, loosen, or tear a panel in a 70 mph gust.

To identify your panel series, look for a stamped code on the underside of a lifted panel end or check your original estimate. If you can’t find it, we’ll identify it on site and confirm the spec before ordering.

Signs Your CGI Roofing Is Failing

  • Rust blooming around fastener heads or panel laps. This is usually from water sitting in the seam longer than it should, often because the factory sealant strip has aged out. On coastal Los Angeles properties near Playa del Rey or San Pedro, salt air cuts sealant lifespan nearly in half compared to inland areas like Pasadena.
  • Granules washing into your gutters after rain. Stone-coated steel sheds granules as the acrylic overcoat degrades under Southern California UV. Once you see bare metal showing through in patches larger than a quarter, the panel is losing its weatherproofing and the substrate is exposed.
  • A panel lifting at the edge or fluttering in wind. This means a clip has failed or the fastener has backed out. Left alone, the next Santa Ana event can fold the panel back like a sardine lid, and then you’re looking at replacing multiple panels instead of resecuring one.
  • Discolored streaks on interior ceilings after heavy rain. Water is getting past the underlayment, which means the failure has been active for a while. By the time it shows on drywall, you’re usually past a simple part swap and into decking inspection territory.
  • A chalky haze you can rub off with your finger on south-facing slopes. That’s the acrylic overcoat breaking down. It’s cosmetic today and a leak next season if the metal underneath starts oxidizing through the stone coating.

Replacement Cost & What’s Included

A built-in window seat in a bay window

For a CGI roofing part replacement in Los Angeles, expect $470 to $2,125 installed. The low end covers single panel fasteners, seam recaulking, or replacing a section of flashing. The high end is a multi-panel swap with custom-formed ridge or valley components and possible underlayment patching. Here’s the line-item breakdown:

  • Inspection and diagnostics: $0 when you proceed with the repair.
  • Single panel or component replacement: $470 – $950.
  • Flashing or penetration repair: $590 – $1,180.
  • Multi-panel or ridge replacement: $1,180 – $2,125.

Every quote is written and line-itemed before we touch your roof, and the number you approve is the number on the invoice. No change orders, no surprise upcharges. Every CGI repair we do carries our 365-Day Done Right Promise in writing: if a repair fails within a year, we return and make it right at no cost. And if the same issue recurs on that same part, the second visit is free, no argument.

DIY or Call Us?

You can safely inspect your CGI roof from the ground with binoculars: look for lifted edges, missing granules, and rust streaks. You can also safely reseal small cracks around pipe boots or vents with a roofing-grade sealant from a ladder, provided you never leave the ladder and never step onto the steel panels themselves. Walking a stone-coated metal roof is not a DIY move. Those panels are slick even when dry, and a misstep on a 6:12 pitch in Silver Lake means a fall you won’t walk away from. We use proper fall protection and panel pads on every job, and we’d rather hear from you at (254) 272-5876 than read about you in the news.

Where DIY gets expensive: ordering a panel by series name alone and finding out it’s 3 inches narrower than the one on your roof. We’ve seen homeowners pay $400 for a panel they can’t return and still need a pro to install the right one. Call us first, and we’ll tell you over the phone whether it’s something you can safely tackle or should leave to a crew with the right gear.
