ES Windows Kitchen Remodeling: The Los Angeles Owner’s Guide

If you have ES Windows doors or windows in your kitchen and you’re planning a remodel, the question isn’t whether they’ll work with new cabinets and counters. It’s whether the frames are still square, the hardware is still serviceable, and the glass you loved ten years ago still makes sense for how the kitchen works now. A kitchen remodel that involves ES Windows in Los Angeles typically runs $16,520 to $53,100, depending on how much of the opening has to be rebuilt around the existing frames. We see it all the time: a homeowner pulls a permit for new cabinets, and the inspector flags a window that no longer meets egress or clearance code because the layout shifted eight inches. The window didn’t fail. The kitchen changed around it.

Most ES Windows owners in Los Angeles don’t discover an issue until the old cabinets come out. That’s when you see the truth behind the drywall: water stains under a window that was sealed ten years ago with builder-grade flashing, a frame that racked when the house settled in the 1994 Northridge earthquake, or rollers on a sliding door that have been grinding glass-on-track since the day the house was built. If the window or door in question carries the ES Windows marking, you need someone who knows what that means before any tile goes up.

Which ES Windows Models This Applies To

ES Windows makes two product families we handle most often in Los Angeles kitchens: aluminum-frame windows and multi-slide or lift-and-slide door systems. Both share a common design philosophy: the frame is engineered to be as thin as possible so the glass does the visual work. That’s beautiful in a mid-century Hollywood Hills kitchen or a modern townhouse in Playa Vista, but it means every millimeter of the frame is load-bearing in ways a vinyl window frame is not.

The compatibility gotcha: ES Windows does not share hardware across all series lines. A roller cartridge from an ES65W sliding door will not always fit an ES70W, even if the track width measures the same. The only reliable way to identify your part is the sticker on the interior frame rail. It’s small, usually white or silver, and will list the series code and the glass pack thickness. If that sticker is gone, bring us a photo of the frame profile end-on and we can usually ID it in about five minutes at the shop. We stock OEM hardware for the most common ES Windows series and can source the rest from the manufacturer’s West Coast distribution center in about three business days.

OEM versus aftermarket is a real decision with ES Windows. The factory rollers are sealed double-bearing units with anodized aluminum bodies. The aftermarket replacements you’ll find online are often unsealed steel bearings in a zinc housing. In Los Angeles, where coastal salt air in Santa Monica and Marina del Rey eats zinc housings in two seasons, aftermarket rollers are a false economy. We install OEM for moving parts, every time. For static parts like flush bolts or handle sets, a quality aftermarket replacement from a name like Truth Hardware or Interlock works fine and saves you about 25 percent.

Signs Your ES Windows Kitchen Remodeling Is Failing

Here’s what we hear from Los Angeles homeowners when the ES Windows in question are actually part of the remodel problem, not just a product update:

  • You have to lift the door to close it. This is the classic ES Windows sliding door failure. The rollers wear flat on the bottom edge after about eight to twelve years of daily use, and the door starts dragging on the track. Every time you lift it, you’re also bending the weather stripping, which means the door will never seal tight again until the rollers are replaced and the door is rehung.
  • The interior frame feels warm on a sunny afternoon. ES Windows aluminum frames are thermally improved, but they still transfer more heat than vinyl or wood. If the frame is hot to the touch, the thermal break may have cracked or separated from years of expansion and contraction between a 40-degree winter morning in the Valley and a 105-degree summer afternoon. That crack is also a water entry point.
  • Condensation inside the glass. If moisture is between the two panes, the sealed unit has failed. There’s no repair for this: the glass pack gets replaced. We see failed seals more often in south- and west-facing Los Angeles kitchens where the afternoon sun beats on the glass for six hours a day.
  • The kitchen smells like a damp sponge after heavy rain. ES Windows and doors installed before roughly 2015 often had perimeter sealant that was applied too thin. Two decades of Southern California UV breaks that sealant down, and the first winter rain after that shows you exactly where the water is getting in. By the time you see paint blistering on the interior drywall, the wood behind it has been wet for a while.
  • The door is getting harder to lock. A lift-and-slide ES door should lock with two fingers. If you’re throwing your shoulder into the handle, the frame has racked. In Los Angeles, where house foundations move differently between clay soil neighborhoods like Eagle Rock and sandy soil areas like Westchester, frame racking is sometimes the first visible sign of a structural issue. The door isn’t failing. The house is talking to you.

Replacement Cost & What’s Included

A stone counter, tile backsplash and open shelf after a kitchen remodel

If the ES Windows are part of a full kitchen remodel, your project budget in Los Angeles is realistically $16,520 to $53,100. That’s not window-and-door pricing. That’s the whole kitchen: cabinets from KraftMaid or Wellborn, countertops from Cambria or Silestone, tile, plumbing, electrical, demolition, permits, and yes, window repair or replacement where the ES Windows are in the scope. If the ES Windows work is its own job, separate from a remodel, here’s how to think about it:

  • Sliding door roller replacement: $295 to $825 per door panel, including OEM rollers and track cleaning. Most ES Windows doors have two or four panels, so multiply accordingly.
  • Glass pack replacement (insulated unit): $470 to $2,125 per lite, depending on the glass size, low-E coating, and whether it’s tempered. Kitchen windows next to a sink or counter are required by California code to be tempered up to a certain height.
  • Frame realignment and rehang: $710 to $2,950 per window or door, including new shims, sealant, and touch-up trim. This is the fix when the frame is still straight but has shifted in the wall.
  • Full window replacement in a kitchen remodel: $5,310 to $17,700 for a standard Los Angeles kitchen window opening, installed, flashed, trimmed, and sealed. If we’re replacing multiple windows, the per-window cost drops because the crew is already on site.

Every ES Windows repair quote from Sawyer Remodeling includes the parts, the labor, the haul-away, and the written workmanship warranty. The price we put on the line-item estimate is the price on the invoice. No change orders for “unexpected” things we could have seen at the first visit. If we miss something, that’s on us.

DIY or Call Us?

You can check a few things yourself without touching a tool. Look at the sticker on the frame and write down the series code. Run your hand along the track and feel for pits or grooves. Look at the corners of the frame where the two pieces meet: if the miters are separating, you’ve got a racking problem, not a hardware problem. Those observations save us time when you call.

What you should not do is try to pull a sliding door or window frame yourself. ES Windows panels weigh anywhere from 80 to 250 pounds, and the lift-and-slide hardware is under tension. A panel can drop off its track faster than you can react, and now you’ve got a broken glass pack, a damaged frame, and possibly a trip to urgent care. Even simple roller swaps require unloading the panel, which means two people and a panel dolly. For any hardware or glass work, call (254) 272-5876 and we’ll send someone who does this every week.
