If you bought a Moen trim kit thinking it fits any Moen valve, that’s the most common compatibility mistake we see on Los Angeles ADU jobs. The trim plate will not seat correctly on the wrong rough-in body.
Here’s the checkable detail most owners miss: Moen stamps a model number on the escutcheon plate behind the handle, and the rough-in valve body itself has a number cast into the brass. Match both before you buy a replacement cartridge or trim. For shower valves specifically, Posi-Temp cartridges come in two versions, the 1222 and the older 1200, and they are not swappable. If your ADU’s plans call for a thermostatic valve with volume control, you need the ExactTemp body, not a Posi-Temp with a diverter. That’s a planning-stage fix, not a rough-in-stage fix.
On the OEM-versus-aftermarket question: for Moen cartridges, we install OEM every time. Signs Your Moen Home Additions & ADU Is Failing
- Water temperature swings while the shower runs. This is a failing Posi-Temp pressure-balancing cartridge. In Los Angeles, hard water mineral buildup accelerates cartridge wear, and the symptom shows up as sudden hot or cold spikes when someone flushes a toilet or runs the washing machine.
- The handle turns but nothing happens. A stripped stem or a cartridge that has seized means the valve internals are done. You’ll usually notice it first as increased resistance, then a full stop. Forcing it snaps the stem and sends you from a $40 cartridge to a full valve replacement.
- Water drips from the tub spout with the valve off. This is the cartridge’s internal seal failing, not the spout diverter. On a new ADU, this points to either a defective cartridge or debris in the line from the rough-in.
- Low flow at one fixture but not others. In additions, this often traces back to a partially closed supply valve or a cartridge screen clogged with construction debris. If the whole addition has low pressure, that’s a supply-line or regulator issue, not a Moen part.
- The finish is pitting or flaking within a year or two. Moen’s finishes are generally solid, but hard water in Los Angeles combined with certain cleaning chemicals will eat a finish early. We see it most often on brushed nickel in ADU bathrooms with no water softener.
