Schluter Roofing: The Los Angeles Owner’s Guide
If you’re holding a failed Schluter roofing component and trying to figure out what it costs to fix in Los Angeles, here’s the straight answer: most Schluter-compatible roofing repairs run $470 – $2,125 installed, and full roof replacements where Schluter edge detailing or waterproofing is involved land between $9,440 and $23,600 depending on roof size and deck condition. We stock Schluter-compatible roofing trim, edge profiles, and flashing on our trucks, so a technician can usually diagnose and quote the same day we’re out. The way most homeowners find us is the same way you probably found this page: water staining on a ceiling, a drip during the last heavy rain, or a tile that finally let go and took the Schluter edge profile with it.
Schluter’s roofing line leans on the same waterproofing logic as their shower systems: the details at the edges and transitions do the heavy lifting. When one of those goes, the symptom often shows up far from the actual failure. That’s the part nobody tells you until you’ve patched the wrong spot twice.
Which Schluter Models This Applies To

Schluter’s roofing lineup isn’t a single product family the way their KERDI shower membranes are. In roofing, the Schluter components we match and replace are the metal edge profiles, drip edges, and transition flashing used where flat roofing meets parapet walls, where a roof deck meets a stucco wall, and where tile roofs terminate at the eaves. The Schluter profiles you’ll find on Los Angeles roofs are typically the BARA series edge profiles and the JOLLY-style termination profiles adapted from their tile work for exterior roof transitions. If you’re checking your own paperwork, look for the profile code stamped on the underside of the metal: Schluter stamps a four-digit profile code and a length in millimeters, not inches. A profile marked “BARA-RT 2500” is a 2.5-meter piece, not 2.5 feet.
The compatibility gotcha we see weekly: Schluter profiles come in specific finishes and alloys, and a profile sold for interior tile is not rated for Los Angeles UV exposure. We’ve replaced interior-spec trim that a previous contractor installed on a roof edge, and it corroded within two years. The fix is an exterior-rated Schluter profile in stainless or powder-coated aluminum. Aftermarket equivalents exist and some are fine, but the Schluter profiles have a slightly different reveal height than generic drip edges, so if you mix brands mid-run, the edge won’t line up. We order the Schluter profile or match the existing reveal exactly.

Signs Your Schluter Roofing Is Failing
- Water staining on the ceiling directly below a roof edge or transition. Schluter edge profiles channel water off the deck, and when the profile lifts or a seam opens, water walks backward under the roofing material. The stain is usually directly below the profile, not the shingle field.
- Visible rust or pitting on the metal edge itself. Los Angeles gets about 15 inches of rain most years, but the bigger factor is the marine layer near the coast and the hard water from irrigation spray. Interior-spec profiles show rust first at the screw holes.
- Lifted or flapping metal at the roof edge during wind. Once a Schluter profile lifts, wind gets under it and works it like a lever. Every wind event makes the next one worse, and eventually the profile tears off and takes tiles or membrane with it.
- Dry rot at the fascia board behind the profile. The profile hides the failure, but the fascia behind it is where water pools once the edge seal fails. If the board feels soft when you press it from underneath, the profile above it has likely been leaking for months.
- Sealant cracking or pulling away where the profile meets stucco or parapet. Schluter’s design depends on a clean sealant joint at the top of the profile. Once that joint cracks, capillary action pulls water up and behind the profile, and from there it’s inside the wall cavity.

AfterReplacement Cost & What’s Included

In Los Angeles, a Schluter roofing edge profile replacement runs $470 – $2,125 installed, and the range mostly comes down to linear footage and access. A short 12-foot run on a single-story roof with a ladder is the bottom of that range. A full parapet wrap on a two-story flat roof that needs scaffolding and stucco repair at the transition is the top. Roof replacements that include Schluter detailing run $9,440 – $23,600, which covers deck replacement where the rot went deep, new underlayment, and the Schluter profiles installed properly this time.
Every quote we write includes the parts line-itemed separately from labor. You’ll see exactly what the Schluter profile costs, what the sealant and fasteners cost, and what our installation time costs. No change orders at the invoice. The work is covered by our 365-Day Done Right Promise: if the profile leaks within a year of installation, we come back and make it right at no charge. Written price before work starts, digital invoice after, and a photo update while we’re on the roof so you can see what we found.
DIY or Call Us?
You can safely check a few things yourself: look for visible rust at the screw heads, check whether the profile sits flat against the fascia, and feel for soft wood behind the profile from underneath the eave. If the roof is a single story and the profile is accessible from a ladder, a skilled DIYer with the right Schluter profile and exterior-rated sealant can do a short straight run. The honest caveat: roof-edge work means working at height, and the profile needs to lap correctly in the water-shedding direction, which is the opposite of what it looks like it should be from the ground. We fix a lot of backwards-lapped profiles where water enters at the seam.
If the roof is two stories, or the profile run ties into a stucco wall or parapet, or you found soft fascia, call us at (254) 272-5876. A trained tech with fall protection is cheaper than a hospital bill, and the fix is usually same-day once we see it.
FAQs

An exterior-rated Schluter profile in stainless or powder-coated aluminum should last 20 to 30 years in Los Angeles. Interior-spec profiles used outdoors fail in 2 to 5 years, mostly from UV and irrigation-spray corrosion. If your profile failed early, check whether it was the wrong spec before you replace it with the same thing.
Straightening usually isn’t worth it. Once aluminum or stainless profiles bend, they develop micro-fractures at the bend point, and the sealant joint at the top of the profile rarely re-seals cleanly. Replacement is the honest fix. Call (254) 272-5876 and we’ll tell you the cost for your exact length before you commit to anything.
Most single-story replacements are done in half a day. Two-story work with scaffolding adds a day. We’ll give you a written start time and a live arrival update through The Relay Visibility Guarantee, so you’re not waiting on a four-hour window.
We keep the common Schluter edge profiles and exterior sealants on our trucks, and we can get less-common lengths from our local LA suppliers within a day or two. Beyond Schluter, we also stock parts for KraftMaid, Cambria, and Silestone across our remodeling work. If we don’t have your exact profile in the truck, we’ll tell you before you pay anything.
