Signs Your Toto Home Addition & ADU Is Failing

  • Toilet rocks or shifts when you sit on it. The slab or subfloor beneath the flange has settled or rotted. A rocking Toto means water has been escaping past the wax ring—possibly for months—and the fix is subfloor work, not a new mounting bolt kit.
  • You can see a gap between the toilet base and the finished floor. This usually means the finish floor (tile or vinyl) was laid after the flange was set, and the flange now sits below or above the finished surface. The result is a weak seal and slow, silent leakage every flush.
  • Water stains on the ceiling below the ADU bathroom. This is the one nobody catches until the drywall sags. In Los Angeles, where many ADUs are built over garage spaces, the first sign of a shower pan or toilet flange failure is a brown ring on the garage ceiling.
  • Sewer odor comes and goes in the room. A failing wax ring or a drain line that wasn’t glued properly at the rough-in stage lets gas slip through intermittently. You may only notice it on hot days when the house expands.
  • The bathroom floor feels spongy near the shower or toilet. In our Los Angeles work, this is most common in unpermitted conversions where drywall-grade subfloor was used near a water source. Once particle board or OSB absorbs moisture, it loses structural strength permanently. It does not dry back to flat.
