General Contractor Stopped Working

What’s Happening

When a general contractor stops showing up to your job site, it almost always means one of three things: they’ve run out of money, they’ve overcommitted to too many jobs at once, or the working relationship has broken down and they’re avoiding the conversation. In every case, the result is the same – your project sits exposed, unfinished, and eating into your budget by the day.

Call (254) 272-5876

An abandoned remodel isn’t just frustrating. Depending on where your project stopped, you may have open walls, a bathroom with no fixtures, a kitchen gutted down to the studs, or exterior work left unprotected against weather. The longer it sits, the more a delayed inconvenience turns into a real damage situation. What you need right now is a clear read on what happened and a contractor who can pick up where the last one left off – with a written price before anything restarts.

Why It Happens

The Contractor Ran Out of Cash on Your Job

This is the most common reason projects stall. A GC who underbid the job – or who spent your deposit on a different project – runs dry before your work is done. The sign you’re looking at this cause: they keep asking for the next draw payment earlier than the schedule says, work slows down right after each payment clears, and then calls stop getting returned. If you paid ahead of the work that was actually completed, you’re in this situation.

They Overloaded Their Schedule

Some contractors take on more projects than they can staff. Your job gets deprioritized when a bigger or newer job pulls their crew. You’ll recognize this one because workers do show up – just not regularly. Days pass with no activity, then a crew appears for half a day, then nothing again. When you call, you get explanations but no firm dates.

A Key Subcontractor Fell Through

General contractors coordinate electricians, plumbers, framers, tile setters, and others. If one of those subs quit, ghosted, or had their own business problems, your project can freeze even when your GC is otherwise acting in good faith. You’ll know this is the cause if the work stopped at a specific trade handoff point – right before electrical rough-in, or right as tile work was supposed to start – and your GC mentions “waiting on my sub.”

There’s a Permit or Inspection Problem They Haven’t Told You About

Work occasionally stops because an inspection failed or a permit wasn’t pulled correctly, and the contractor doesn’t want to deliver that news. The tell: they cite vague “waiting on the city” or “paperwork” reasons without giving you documentation. If you can, pull up your local permit records online and search your address – you should be able to see exactly what was filed and what status it’s in. A contractor working under The Relay Visibility Guarantee puts permit status in front of you, not behind a vague excuse.

What to Do Right Now

  • Document everything before you touch anything. Walk the site with your phone and photograph every room, every unfinished surface, every material left on-site. Date-stamp the photos. This record protects you legally and gives the next contractor an accurate starting point.
  • Pull your contract and payment records. Line up what you paid against what the contract said would be completed at each payment milestone. If you paid for work that wasn’t done, note the gap in writing – you may need it later.
  • Secure any open areas against weather and unauthorized entry. If you have open walls, gaps in roofing, or an unfinished exterior, board or tarp those areas immediately. Water intrusion and weather exposure move fast. This is damage prevention, not repair – do it now.
  • Do not touch electrical work, plumbing rough-in, or structural framing yourself. If the project stopped mid-task on any of these, leave them alone. Incomplete electrical and plumbing carry real risk. A new contractor needs to assess the existing work before anything connects or runs.
  • Send a written notice to your current contractor – text or email works – stating that work has stopped and asking for a written schedule or a formal notice of termination. Keep a copy. This creates a paper trail and may be required before you can legally engage someone new, depending on your contract terms.

How We Fix It

A finished backyard cottage with a small covered porch

When your local Sawyer Remodeling team arrives, the first thing that happens is a full walk of the site. The technician assesses what’s been done, what’s been done incorrectly, and what’s still outstanding. That assessment becomes the basis for a written price – covering restart costs, any remediation on work that has to come down, and the remaining project scope. You see the number before a single tool comes out of the truck. That’s not a policy we enforce selectively; it’s how every job works under the 365-Day Done Right Promise.

From there, the project restarts under general contractor oversight, which means we coordinate every trade needed to close it out – whether that’s bathroom remodeling, home renovation, or both. Depending on scope, most mid-project pickups move from assessment to active work within days of the written estimate being approved. The 365-Day Done Right Promise covers the completed work for a full year. If something isn’t right, we come back and make it right – in writing, no argument.
