Common Abodu Construction Problems We Fix in Los Angeles
Abodu’s factory-built ADUs are clever, but they’re not magic. They sit on LA dirt like everything else, and LA dirt moves. Here’s what we see most often on Abodu units across Los Angeles, including Anaheim Abodu service areas:
- Interior panel seams cracking and opening up. Abodu’s factory panels are tight when they leave the shop, but after a couple of LA wet-dry cycles, the ground shifts and those seams start to open. You’ll see hairline cracks along the drywall joints inside, or dust and ants finding their way through. - Caulk failures at the shower pan, backsplash, and countertop seams. Abodu units ship with the wet areas finished, but the caulk and sealant they use doesn’t always survive LA’s thermal cycling. After the first summer, you’ll see gaps and separation at the shower pan, where the backsplash meets the counter, and at the countertop seams. Left alone, these gaps let water into the drywall and the cabinet bases. We strip the old caulk, re-fill with a high-flex sealant that moves with the unit, and re-grout where the tile’s shifting.
- Door and window racking on hillside lots. We’ve seen Abodu units set on pier-and-beam foundations that were never re-leveled before the panel set, so the doors and windows start to bind and stick. The panel racking gets worse every season. The fix is re-leveling the foundation, not sanding the door edge. Do it once, do it right.
- Stucco and drywall seam separation at panel joints. The stucco exterior and interior drywall joints are where the factory panels meet. On units that sit on active clay soil, those joints open up and show daylight or let pests in. We re-fasten, re-tape, and re-texture so the envelope is sealed and the surface is smooth. It’s a localized repair, not a teardown, when you catch it early.
