Common Abodu Construction Problems We Solve in Los Angeles

  • Factory panel seams opening after seasonal thermal cycling. In LA’s inland valleys – the San Fernando Valley especially – summer days push 100°F and winter nights get near freezing. Abodu’s modular joints expand and contract through those swings, and we regularly find visible gaps and air infiltration where the panels meet. We re-seal and re-flash those seams, and in the worst cases add a rain screen detail on sun-blasted west walls so the afternoon heat doesn’t keep working the joint apart.
  • Utility stub-out misalignment at set. Abodu ships with pre-routed plumbing and electrical chases, but LADWP service elevations and LA sewer lateral depths don’t always match what the factory drawings assume. We’ve had to re-route drain lines and re-inspect sub-slab rough-ins on more than one unit before the panel crew even arrived.
  • Roof-to-wall flashing failures where the ADU meets the main house. Abodu’s low-slope roof tying into an existing pitched roof is a common weak point, and Santa Ana wind-driven rain finds it fast. Water intrusion at that junction is one of the first calls we get after a wet winter.
  • Foundation shimming and leveling problems on expansive clay and hillside lots. Abodu’s standard pier-and-beam or slab-on-grade base was not designed for LA’s moving clay soils. We add helical piers or grade beams where the geotech report says the ground will shift, and we re-level units that have settled after the first rainy season.
  • Panel and trim damage from delivery or set-day mishandling. Cranes, narrow LA alleyways, tree canopies over tight lots – set day goes wrong more often than anyone likes to admit. We replace cracked panels, re-square trim, and fix door and window reveals that got knocked out of true.
