Common Abodu Construction Problems We Solve in San Jose

  • Marriage-line gaps at the stem wall. Where the factory wall panels meet the site-built stem wall, San Jose’s shrink-swell clay and seasonal moisture cycling work that seam open. You’ll see daylight or feel a draft at the baseboard, and water and pests follow. We re-flash the seam with peel-and-stick membrane and reset the connection so it holds through the next rainy season.
  • Floor squeaks and subfloor separation. Abodu units get set on a slab or pier foundation, and San Jose soils settle unevenly after the first winter. The result is a floor that creaks in specific spots, usually where the subfloor joints have pulled apart. We sister joists and re-fasten the subfloor from below or above, depending on access.
  • Mini-split line-set and exterior penetration leaks. Factory sealing on Abodu units was spec’d for a milder climate. When San Jose gets hit with atmospheric-river storms, those penetrations leak air and invite water intrusion. We’ve seen water staining on subfloors near the line-set penetration more times than we can count. We reset the seal, re-flash the opening, and check the surrounding framing for rot.
  • UV-blistered finishes on south- and west-facing elevations. San Jose’s summer sun is hard on factory-applied cabinet fronts, door slabs, and trim. Units with a south or west exposure start showing peeling or blistering within a few years. We replace with OEM-matched materials or upgrade to finishes that hold up better under that UV load.
  • Uneven settling that shows up as door binding. When a corner of the foundation settles faster than the rest, interior doors start sticking or won’t latch. That’s a sign the unit has moved since it was set. We assess whether it’s shimming and adjustment work or something that needs a closer look at the foundation itself.

Here’s the thing that actually changes how Abodu work plays out in San Jose, and it’s not true in Los Gatos or Campbell or anywhere else up the peninsula. San Jose requires a ministerial ADU permit under its local ordinance, meaning most Abodu installs here go through a plan-check path that freezes the exterior footprint. In the Willow Glen neighborhood, we opened up an Abodu Two that had been set the previous fall and found the marriage line between the factory panel and the site stem wall had pulled open about 3/8 inch, with water staining on the subfloor near the mini-split line-set penetration. We re-flashed the seam with a peel-and-stick membrane, reset the line-set seal, sistered the joist, and finished it with OEM-matched trim; no shell replacement was needed. That’s the kind of fix San Jose’s permit envelope allows, and it’s the kind we do without dragging you through a new plan check.
